The property is not located on a direct bus route and you will require a car to reach us.
The closest main bus route is Lampeter which is 7 miles away.
The mobile phone reception is generally very good especially if you are an Orange user.

The nearest town of Lampeter also has a Sainsburys and Cooperative and numerous gift shops, banks, pubs, restaurants and takeaways.
We are located 25mins drive from the popular Georgian town of Aberaeron and 20mins dive from New Quay and the main coastal road.

The car parking area is secure, off road and directly next to the cottage entrance gate with room for up to 4 cars.
The private track down to the property is tarmacked along with the parking area. There is also a large gravelled area in front of the property.

You can enter the property via two separate entrances – within the side porch area you will find the key lock and all recycling bins and ash bucket. As you walk in from the porch you enter into the open sitting room with the sofas and TV etc. From the sitting room you then enter the kitchen and dining area.
The kitchen is light and airy with ample storage space and all the usual appliances which include cordless kettle, toaster, sandwich maker, microwave oven, electric oven, fridge freezer, and dishwasher and washing machine. There is also a small breakfast bar with two chairs.

The third bedroom is the smallest and has bunk beds and a wardrobe.
There is a landing area with an antique table and chair positioned overlooking the views from the window.
The bathroom has a modern walk in shower, freestanding modern bath, wash basin, WC, heated towel rail.

There is a large lawned are to the front of the property with a decked area furnished with outdoor sofa and chairs. There is a paved patio area to the left of the property with outdoor dining table and chairs.
