Pre arrival

• Travel to the university town of Aberystwyth can be achieved by Rail or bus (National Express or MegaBus)
• Local buses (route 585 or 618) are available from Aberystwyth railway station to Llangeitho War Memorial, the property is then a 2.5-mile walk
• Taxi services run from Aberystwyth Railway Station but will be costly Collection from the railway station may be offered under certain circumstances, but this will need a prior arrangement and will be charged accordingly
• The property is rurally located and mobile phone coverage outside is weak to moderate (network dependent), mobile data services are available but don’t expect superfast speeds
• Mobile reception within the property is weak due to the thickness of the walls
• 4G broadband is provided within the property that should support WiFi calling
• Asda and Tesco offer a home delivery service to the property that must be booked in advance
• The village shop 2.5 miles away offers the essentials and there is a village pub


• The car park is suitable for 2 cars and is a gravelled (2” stones) surface adjacent to the cottage that slopes slightly down to the road
• For safety reasons reverse parking is mandatory and it is not advisable to leave a car on the road whilst unloading due to the narrow road
• There are 2 steps (4” and 8”) from the car park up to the path in front of the cottage made from natural stone so may be slippery when wet
• There is no handrail by any of the outside steps
• The path is slabbed to the front door, where there is a small concrete step (4”) and then a larger step (6”) into the cottage
• The front door is approximately 15’ from the parking area. Currently, there is no outside light


• Staircase limits headroom within the large downstairs lounge
• All bedrooms have sloping ceilings and furniture has been placed with care to maximize functionality
• Floor surfaces within the lounge, bedrooms and hallway are smooth, level laminate, the staircase is carpeted with a tight pile (a handrail runs up most of the staircase), the bathroom has a tiled floor and the kitchen has a mostly level tiled, slate floor
• Lighting within the bedrooms, hallway and kitchen is ceiling mounted LED units, the bathroom has a maintained (provides light in the event of a power failure) ceiling light and the lounge/dining room has two ceiling mounted light fittings, one a pendant-style and the other a three-way light
• Within all bedrooms there are bedside units with a switch-operated light upon each
• In the kitchen and the upstairs hallway there are plugged in, removable torches that will turn on in the event of a power failure, however, in addition, they also act as a night light
• Please note that the only room that can be locked is the bathroom
• The cottage is heated using oil-fired central heating that is controlled by a room thermostat
• The cottage is fitted with smoke detectors (upstairs and downstairs) and a carbon monoxide alarm (downstairs), in addition, a first aid kit and fire extinguisher can be found within the kitchen


• The cottage sits within a natural bank and care has been taken to secure areas with fencing that may pose a fall hazard, these areas are signed and should be considered as not accessible
• Please note that some berries may not be suitable for human consumption therefore children should always be supervised
