Ty Merlyn

Pre-arrival

• Ty Merlyn is located approximately ten minutes walk uphill from Saundersfoot village, in a quiet cul de sac in a residential estate
• Road links are excellent and the main tourist attractions of West Wales are a short drive away
• The property is a two bedroom bungalow set on an almost level plot with a driveway for approximately two cars and one small step to the front door. There is also on road parking outside
• All accommodation inside the property is on one level
• Bus stops are located at Bevelin Hall or Rushey lake, a short walk from the property and there is good road access to and from the property
• There is a large car park in the main village plus further car parks with ample parking for numerous cars
• Taxi services are available if required
• The train station is located two miles from the property and not within Saundersfoot Village. We recommend a taxi from the station to the property if travelling by train
• Mobile phone reception quality is dependent on phone network. Eg. EE is intermittent but other networks are fine
• Internet access is excellent as there is broadband provided
• Grocery deliveries can be obtained via Tesco and Spar, both located in the village. Sainsbury’s supermarket in Tenby is located 3 miles away

Arrival and car parking

• Distance from unloading and parking areas to cottage door is approximately five steps
• The surface is smooth level tarmac
• There is one step about 5 inches high into the front door, and no handrail
• There is an outside light in the front of the property
• While the house is all level inside, wheelchair access would be problematic due to narrow doors. Otherwise, the house is accessible throughout, with laminate flooring in all rooms other than the two bedrooms and bathroom which is tiled

Inside

• Conservatory: dining table for six people, storage chest, wall light fittings
• Bedroom 1, double bed, two bedside drawers, one waist high chest of drawers, one large wardrobe with sliding doors. 2 bedside lamps, space on both sides of the bed
• Bedroom 2, double bed, two beside drawers, one large wardrobe with three doors, space both sides of the bed to move
• Both bedrooms can fit a small travel cot space wise
• Living room, 3 seater and 2 seater settees, 50 inch smart TV with remote and DVD PLAYER, Lamps, coffee table, rug, double glazed door access to conservatory
• Kitchen – cordless kettle, NEF oven, 4 slice toaster, extractor fan, fridge freezer, washer dryer, dish washer, microwave
• Bathroom –large shower enclosure with electric mira shower, sink, WC

Outside

• Garden enclosed when front driveway gates are shut
• In the rear garden the lawn slopes very gently downward to a patio area and there is another patio area accessed directly from the driveway or the conservatory area of the house
• Seating provided on patio area including parasol and table in summer months
• Hazards – no apparent Hazards
• Play areas – suitable for all ages
