Ty Machlud

INTRODUCTION

Ty Machlud is a brand new 4 bedroom ‘upside down’ house with all bedrooms and bathrooms at ground floor level, together with a separate lounge and utility/kitchen area, all accessed from a wide hallway. The first floor comprises a large open plan lounge, kitchen and dining area, accessed from the ground floor by a wide staircase with a single turn. PRE-ARRIVAL

• The house is located only 50m from a bus stop with links to the towns of Cardigan and Aberystwyth (which also has a train station).
• A number of taxi companies also operate locally enabling easy access to the house by a number of methods.
• Phone reception is good and the house has superfast full fibre broadband available for free throughout your stay.
• Home delivery of groceries is available from Cardigan (eg Tesco)

ARRIVAL AND PARKING

• The house has a parking area directly in front of it for up to 4 vehicles. The driveway is surfaced with stone chippings but there is a gently sloping 900mm wide slabbed footpath of about 5m length leading up to the front door of the house, where a level access directly into the house is provided, with a mobility threshold, through a 1m wide front door into a hallway area. The hallway has a minimum width of 1.1m and leads to all bedrooms and bathrooms. Access into the house can also be gained via a side access door to a utility room and from the rear via large sliding patio doors into a large lounge area, although both of these entrances have stepped access. 

INSIDE

• Ground Floor All bedrooms and bathrooms are located at ground floor level. There are 4 bedrooms: 2xdoubles (one with an ensuite); 1x twin bed room and 1x 4 bed room comprising a pair of bunk beds. All bedrooms are provided with doors 838mm wide directly from the hallway. The double rooms both have space around both sides of the beds to allow access, although wheelchair access is only possible in the main bedroom (the one with the ensuite) and the bunk room. Space is available for a travel cot in both the master bedroom and the bunk room.
• All 3 bathrooms are also located on the ground floor – one bathroom has a bath, accessed by a 762mm wide doorway; the other two have showers with 900mm x 900mm trays. One has a doorway of 838mm and the other is 762mm.
• In addition, at ground floor level there is also a large lounge area with 3 seater sofa (sofa bed providing a bed for 2 more people) plus 2 arm chairs. A wall mounted TV with free-sat and subtitles is provided, with a remote control.
• Direct access to and from the rear garden onto a large flat, slabbed patio area is possible from this room, via large sliding glass patio doors.
• The ground floor also contains a separate utility/kitchen area with washing machine, tumble dryer, sink, under counter fridge and tea and coffee making facilities. There is also a stepped access door from this room outside onto a flat slabbed footpath.
• The hallway also contains a large seat/bench adjacent to the man front door.
• The bathrooms and utility room all have tiled floors.
• All other rooms and the hallway have laminate wood flooring throughout.
• First Floor From the hallway there is 13 riser staircase with a single 90 degree turn. The staircase is 900mm wide. The staircase provides access to the first floor open plan lounge, kitchen and dining area. This area has vaulted ceilings and a centrally located, free standing fireplace with log burner. It also contains large sliding patio doors across the length of one wall with a Juliet balcony beyond the doors.
• The kitchen area contains a double oven, one at head height and one below, both with drop down oven doors, a below counter dishwasher with drop down door and a free standing American fridge/freezer. There is also a central island with drawers and storage cupboards underneath. The central island contains a built in halogen hob. All work surfaces are 900mm high. The rear side of the island provides a high level seating area with 4 bar stools. A toaster, cordless kettle and DAB radio are also located on the worksurfaces in the kitchen area. The dining table provides seating for 8+ people with a minimum of 1m around all sides and moveable dining chairs.
• The lounge area comprises 2x 3 seater sofas plus 2 armchairs with side arms. A number of other moveable chairs area provided. There is a large low level coffee table provided centrally within the lounge on top of a rug that itself sits on laminate wooden flooring which runs throughout the whole of the first floor. The lounge also has a wall mounted, remote controlled TV (with free-sat and subtitles) above the log burner.
• There is also a reading room at first floor level, accessed from the dining area with a wide doorless entry. Note, however, that this room is located in the roof space and so the roof height falls away steeply the further you walk into the room. The floor of this room is short pile carpet.

OUTSIDE

• The rear garden area is made up of a large flat slabbed patio area approximately 20sqm in area, accessed directly from patio doors at the rear of the house and also via a flat slabbed walkway that runs from the front door and along the side of the house to the rear.
• The main patio area has patio furniture comprising a round table with four moveable chairs with side arms and also a square dining table and four more chairs also with side arms. In addition, in the corner of the garden there is also a circular patio area – accessed via the lawn, with low level lounge seating with removable cushions.
