Rose Cottage

The cottage is approached by a public, tarmac road. The property has a gated level driveway which will accommodate two cars. Access to the property may be gained by the font or back door Access to the front door is via a flat slate pathway reached by a 110mm height kerb from the road. There is a 140mm step up to the front door and a standard door sill 50mm in height. Usual access is via the back door. This is reached by the level tarmac drive, along a level block paver path to the back door. There is a small step up (25mm) and a standard door sill. There is a level block paver patio at the rear of the cottage with outdoor forest table. Stone steps (5) lead up to the enclosed and sheltered garden comprising lawn and established borders. Inside the cottage, the ground floor is level.

The kitchen/dining, utility, and downstairs toilet have tiled floors. The two downstairs bedrooms (one bunk bed, one queen) are carpeted. 

The lounge has an oak floor with rug and slate tiles in the inglenook. The staircase rises 4 steps then turns back on itself over 4 angled steps and rises a further 4 steps to reach the landing. Each step rises 190mm and the stair width is 630mm at its narrowest. The bottom step is exposed oak, the remaining are carpeted. There is a hand rail on the left hand side as you ascend.

The landing and upstairs bedroom (twin) are carpeted and both have low exposed beams. The bathroom has washbasin, WC and bath with integral shower above with glass shower screen. All internal doors are oak with cottage style latch handles and contrast clearly with the light coloured walls. Windows in the bedrooms and lounge open fully to allow fire escape access.

The cottage has the benefit of good lighting- ceiling, wall and lamps which are dimmable where appropriate. There are external lights to the front and rear of the property with a motion sensor for the back door light.

There is a fire extinguisher in the understairs cupboard, suitable for extinguishing a fire where an electrical appliance is at fault and a fire blanket hanging up in the kitchen.

The cottage is situated near the bottom of a hill and therefore about a 300m walk up hill to the village. A 100m walk down the lane allows access to the Pembrokeshire National Park coast path which is level for about 0.5 mile in both directions. A bus service runs from the centre of the village with the bus stop approximately 400m from the cottage. The mainline railway station in Fishguard is approximately 8 miles away.
