Brynhyfryd Cottage

Pre-Arrival

• The nearest railway station is at Llanwrda, approximately 7 miles from Brynhyfryd Cottage. There is a very limited bus service. However, there are several local taxi companies and information about all public transport can be provided on request
• We are very happy to offer a pick-up and collection service from bus or train station to any of our visitors – please ask
• Mobile phone reception at the cottage is reasonable, depending on network. The owners are happy for guests to use the landline in the main house for urgent or emergency calls
• There is free internet access in the cottage
• Grocery deliveries can be arranged from either Tesco or Asda. We are happy to welcome up to 2 well-behaved dogs to the cottage but would please ask guests to adhere to the following: 1) No dogs on furniture please 2) No dogs upstairs in bedrooms please (stairgate at the bottom of the stairs helps to prevent this) 3) Strictly no dogs to be left inside/outside the cottage unattended when owners go out. The local pubs are usually happy for well-behaved dogs to be allowed in whilst their owners are eating. Thank you for your co-operation. 4) No dogs under 1 year of age unless by prior arrangement with the owners

Arrival and Car Parking

• The main car parking area is just a few feet from the cottage door. There are two further car parking spaces about 12-15 yards away from the cottage
• There is a sloping concrete drive down to the cottage with gravel under foot on the parking spaces
• From the main parking area, there is a very small ramp through a wooden gate onto a paved patio area with a small step up to the front door which has a small porch. Although there is no handrail, there is a low retaining wall to hold onto all the way up to the front door and beyond. The lawned area is accessed via two wide shallow steps. There are additional wide paved steps up to a wooden gate providing another pedestrian exit onto the lane
• There are sensor-operated lights immediately outside the cottage and beside the parking area
• Torches in every room

Inside

• The stable-style front door to the cottage opens directly into the open-plan ground floor which is all on one level
• Directly in front of you is the main sitting/dining area with feature fireplace housing the multi-fuel stove and adjacent bread oven. Either side of the fireplace are wooden storage cupboards, one of which has a Freeview TV, DVD player and internet router, both of which have remote controls. There is also a basket containing DVDs
• The farmhouse-style table can seat up to six people
• There is one small double sofa bed and a large three-seater settee, coffee table, nest of tables and lighting is via lamps and spot-lights which can be operated either by a central switch just inside the door or independently. There is also a reading lamp
• There are books, games and a basket with leaflets of interesting local places to visit together with maps of the local are
• To the right of the front door is a large under-stairs cupboard housing an ironing board, high chair, hoover, mop and bucket, washing basket and clothes drier, child-safe fire guard and various other cleaning equipment
• There is also additional bedding for the sofa beD
• To the right of the cupboard is the shower room – a small vestibule leads into the shower room with extra large shower cubicle with power shower that has a drying area at one end – there is no door into the shower which is entered via a low step. There is a wash handbasin with cupboard under, toilet and heated towel rail. There is an additional small cupboard and another unheated towel rail beside the shower cubicle. There is a grab rail inside the shower cubicle
• To the right of the shower room is the kitchen area with bespoke pine units with wooden worktops, plenty of drawer and cupboard space and a double Belfast sink. There is a microwave, dishwasher, washing machine and fridge/freezer. Cooking is on an electric hob with combined oven and grill below and an overhead extractor. There is a cordless electric kettle and toaster
• A wooden staircase with rails on both sides leads directly off the sitting room. There are wooden stair gates at the bottom and top of the stairs. At the top of the stairs is a small landing with a large double cupboard with storage and hanging space
• Due to the age and historic nature of the cottage, there is slightly limited headroom in some parts of each bedroom. There are two bedrooms with dormer windows and sloping ceilings. Bedroom One has a full size double bed, two bedside chests with lamps, a further three-drawer chest of drawers and a small built-in storage cupboard which is where the travel cot is stored. There is space for the cot in this bedroom when required. Bedroom Two has two single beds with bedside table with lamp for one and an overhead shelf with lamp for the second. There is also a three-drawer chest of drawers. Upstairs has wooden floors throughout and each bedroom has an oil-filled radiator.

Outside

• There is a small paved patio area with two-seater garden seat immediately outside the cottage. The whole garden, though small, is completely enclosed by a wooden fence which is dog/child proof. Two shallow steps lead from the patio area on a small lawn with storage shed and there is a garden table and four chairs with a sunshade. There is also a BBQ with charcoal provided. There is a flower border with a low retaining wall separating the lawn from the paved area. There are also wide paved steps to the right of the front door which lead to a small wooden gate which provides pedestrian access onto the very quiet country lane. Guests are welcome to walk in parts of the smallholding when unoccupied by livestock – please check with the owner on arrival. All these fields are accessed via the lane so are unsuitable for small children to go to without adult supervision. There is always at least one field available for this at all times – which one is dependent upon where livestock are located but all are very close to the cottage. There are facilities for cycle storage in buildings in the main yard and washing of muddy bikes can be carried out in the same location. There is an information booklet provided by the owners which gives extensive details about how everything in the cottage works as well as contact telephone numbers and locations for local doctors, veterinary surgeons, supermarkets and local places to eat. Operating manuals for all appliances are also located within the cottage. Visitors have the added peace of mind that the owners live next door to the cottage and are therefore on hand to deal immediately with any problems or queries.

Eco-friendly features – The primary heat source is by wood burning stove although there is also back-up electric heating when required. – This cottage is a traditional farm-workers stone cottage built in the early to mid-nineteenth century. Therefore the walls are at least two feet thick as well as having further extra insulation on the inside which is over and above that needed to comply with modern building regulations. – All windows and doors as well as staircase were hand-made by a local craftsman using natural materials. The bespoke pine kitchen units were hand-made as were the fitments and cupboards in the property. – Where possible, furnishings are made of natural materials, some locally sourced.
