Ideally located in the centre of the beautiful coastal town of Aberaeron, West Wales with its unique painted Georgian houses it is within walking distance for the shops, pubs, restaurants, harbour, beach and the river Aeron.

Llwynon is an ideal base for a family holiday with plenty of activities in the area, try crabbing on the harbour or a dolphin spotting trip at nearby New Quay. Also, a great base to walk the Ceredigion Coast Path. Nearby is Llanerchaeron Mansion, owned and maintained by the National Trust, a must see.

Bedroom 3: single bed, 20” TV, bedside cabinet and lamp and built in hanging space and shelves.
Bathroom: bath with shower over, toilet, hand basin, underfloor heating, heated towel rail

DOWNSTAIRS
Sitting room: 3-seater sofa, 2 armchairs, 32” Freeview Smart TV with access to Netflix
Kitchen/dining area: halogen hob, electric oven, microwave, fridge freezer, dishwasher, washing machine, tumble dryer, table seating 6/8, breakfast bar with 2 bar stools.

OUTSIDE

Outside there is a large enclosed rear patio with a two seater bench, picnic table and 2 comfortable recliner chairs. The garden is south facing with unrestricted sun all day. Behind the property is a public car park with daily charges, or unrestricted on street parking at the front. Connecting to the garden is a large secure private garage for space to park 2 cars in the centre of town, ideal for privacy, vintage or prestige cars.
