Access statement for Lanmartin
Lanmartin sits in an unrivalled position commanding views across the estuary towards Laugharne and the sea beyond. A hidden gem, Lanmartin offers the benefits of seclusion but the convenience of proximity to the villages of Llanybri and Llansteffan. Llansteffan being the larger of the 2 villages offers a beach, a beautiful castle, children’s playground, a selection of restaurants, cafés, 2 x public houses and a well-stocked village shop. A bus services the local villages (the nearest bus stop is approximately 800m in Llanybri near to the Farmers Arms Public House). The thriving market town of Carmarthen is 10miles away, or 20 min by car. Carmarthen has a wide variety of shops and restaurants, leisure centre, museum, train station etc.
The house has mobile phone reception, fast internet access and groceries can be delivered.
Arrival and Parking
With a large farmyard, Lanmartin has ample parking for some cars right next to the Farm House. There are 4 steps down to the back door and alternative ramp access to the side. The driveway/ farm lane is a gravel track which climbs the hill to the farmyard. The yard is concrete and even.
There are both automatic and manual outside lighting.
The farmhouse has the benefit of superfast broadband.
When entering the farmhouse, you are greeted by a slate floor, an exposed stone wall and a beautiful Oak sideboard. This room offers ample space to store coats/shoes/pram etc. There are 2 doors on the porch. The first leads to the Utility room and newly completed downstairs shower room. The utility room also doubles up as a boot room and laundry equipped with washing machine, tumble drier and airer. The room also has a separate door out to the garden and orchard.
The kitchen extends to over 30 foot and has a beautiful original terracotta floor and a large Oak farmhouse table with seating for 10. There is a Rangemaster cooker with double oven and induction hob as well as a traditional Rayburn. There is an extensively fitted kitchen made of oak and granite. Guests have the option of having the Rayburn turned on for their arrival or not (the surface of a Rayburn gets very hot, so if you have toddlers or young children, please be aware of this hazard).
There are 2 further reception rooms on the ground floor. The first a large living area with oak floors, exposed stone and the original fireplace which is well over 100 years old. The fireplace houses a beautiful wood burner, beside which is a complimentary basket of seasoned woods from our private woodland. There are 2 leather sofas and a boat chair in this room, along with 2 coffee tables and a sideboard. There is also a 42” TV. There is access from this room directly to the garden which offers spectacular views across the valley to the sea.
The second living room has its own wood burner, 2 sofas and 32” TV with DVD/ Blu-ray player. There is a good selection of games and books and DVD's too in this room.
The staircase leads to the first floor where there is a large family bathroom, a lounge area and 4 large double rooms 3 of which offer spectacular views across the valley to the sea beyond.
The first landing on the top the stairs offers a lounge area and a wide selection of books which are kept in an original antique ‘cheese cupboard’.
The bathroom has a large double ended bath with central taps, a separate large shower (with both a moveable shower head and overhead rain setting). There is a sink and toilet, storage and large towel radiator.
The first of the 4 bedrooms, accessed immediately from the landing (on the same level) is a large light double bedroom with high headroom and painted wooden floor. There are blackout blinds, a wardrobe, bedside tables and a cupboard offering ample storage and space. The view from this room is of the farmyard and whitewashed buildings.
The other 3 bedrooms are at the front of the house and accessed by 2 additional steps. The second bedroom can be prepared as either a double bed with a single or three single beds. The light grey painted wooden floor is complemented by light furniture and subtle furnishings.
The Master bedroom, with its beautiful king size sleigh bed and matching bedroom suite is the largest of the bedrooms.
The 4th bedroom has the option of being a twin or double room with space for a further single bed if needed.
3 of the 4 bedrooms, depending on configuration have ample room for a cot (which can be provided).
Spare blankets are provided. Not that you are likely to need them as the house is always toasty warm!
Child-friendly: 2 x stair gates, cot (please note. we do not supply cot bedding) and a wooden high chair are available at no extra cost along with plastic cutlery/cups/ bowls and plates for toddlers.
The garden at the front can be enclosed.
There is a lawn to the front of the house which is level and bordered by extensive shrubbery, flowers. In early summer the grounds and yard are awash with lavender and roses. There is also a large orchard, and the autumn provides a bountiful supply of apples and pears and the occasional fig.
There is also a bed of wild strawberries, a border of currents and gooseberries and a variety of fresh herbs (bay, marjoram, mint, fennel, lemon balm and rosemary).
There is a set of garden furniture, a BBQ and a wooden playhouse in the garden (suitable for 3+). The front garden can be enclosed. Please note that there is a front gate leading to the fields please be mindful that this should be kept closed to ensure that daisy and her friends don’t help themselves to the garden produce!
There is a shed next to the house which is for the use of guests, it is lockable and has plenty of room for bikes (there is a bike rack) surfboards and play equipment. The yard is surrounded by a courtyard of buildings which are largely used for farm storage. Some of these are at a different level to the yard so young children should be supervised.
Lanmartin is the perfect bolthole for an adventure! Excellent fishing/ boating/ walking/ biking/ birdwatching/ hiking/swimming/ horse riding can be accessed within the local area and if that is not your cup of tea there are plenty of options besides including award-winning restaurants and family ‘days out’ including Folly Farm, Oakwood and the National Botanic Gardens of Wales.
