Pre-arrival
• Nearest railway station is Carmarthen, Taxis available from the station. Aprox 15 minute drive
• Car parking for one car on property drive, additional free car parking in church car park 200 yards from house.
• Laugharne town centre is 0.4 mile from the house. It is a reasonably level walk taking about 7 minutes to town centre. Shops, restaurants, bars and cafes located in town centre. Free car parking is available in town centre – 2 minute drive.

Arrival and car parking
Car parking on drive.
Distance from parking space to the entrance is aprox 3 meters.
• Further free parking is available in the church car park adjacent to property – aprox 200 metres from property.
• No assistance available from cars/taxis/public transport.
• Route from the property car parking area to the entrance:
o Surface - sloping, with small ledge between paving and tarmac.
o Width of path aprox 2 meters no hand rails.
o Outdoor lights controlled from within the house.
• Motion sensor lights to front and rear of property
• Route from Church Car Park to property in tarmac road, no pavements, no lighting.
Entrance
One step aprox 14 cm at front door. Standard size front, lighting controlled from within the house, no hand rail. Double Conservatory doors also lead onto front of property, one 14cm step up no handrail.
Interior
• Hallway aprox 1 metre wide with doors off of area leading to downstairs cloakroom, lounge, and dining room. Stairs from hall to upper floor. No lift.
• Oil Fired Central Heating and an open wood burning fire in lounge.
• All sockets are at skirting board level through out the house – except kitchen where they are above the worktops.

Landing has a window seat overlooking the front of the house.
All bedding is Hypoallergenic.

Windows:
Windows to the front of the property and rear of living room are UPVC and have two opening panes, one that opens outwards at windowsill level and one immediately above this. All panes are lockable – but all panes open wide. Remaining windows through out the house are wood and open outwards, except the utility room which is wood and has a top opening pane. All are lockable.

Outside

Front of property
There is a small grassed open area to the front of the property. The drive way drops at a slope away from the garden, with a retaining wall to one side of the drive, this wall graduates from 10 cm to well over 1.5 meters.
The garden is not bounded by a fence at the front – there is a drop of approx 1.5 to the single track road.

There is a small shed in the front garden with wooden door and window. There is open access to both sides of the property.

Rear of property
The rear of the property is on different levels. There is an 8cm step up to the dustbins.
The back of the house also has a flight of stairs that turn in the middle leading up to a raised decked platform. This can be slippery when wet/frosty and is marked accordingly.
Parts of the raised garden do not have handrails nor are they enclosed.

The large decking area has a standard height outdoor glass table and 6 chairs. There is also a barbeque located on the decking. There is outdoor lighting.

The garden is not enclosed.
