Pre-arrival

• Byn-y-Mor Isaf is an old semi-detached stone cottage with three bedrooms over three floors
• The property is situated near the beach on the main lane into Llangrannog, two houses up from The Ship Inn
• There is one off-road parking space in the garage opposite the property. Further parking is available 20m away in a paid beach car park or 500m away in a free car park
Out of season there is some availability for on road parking with no parking restrictions
• Byn-y-Mor Isaf is accessed from the front. There are a couple of steps up to a smooth front patio and a step into the cottage from the porch. There is street lighting near the cottage and a light in the front porch

Inside
-Downstairs
• The porch opens onto a wide downstairs hall
• The large kitchen/dining area is open plan and set on a carpeted floor which is all on one level. There is a wood burner stove with a slate surround fireplace. The breakfast bar has two stools and the dining table has six dining chairs. There is a small sofa under the stairs
• The kitchen has a full range of appliances, including calor gas cooker, fridge/freezer, microwave, dishwasher, toaster and cordless kettle
• The carpeted lounge has a large sofa, two armchairs, three coffee tables and a shelf unit containing games and books. There is a TV with Sky Freesat and a DVD
• The boiler room has the boiler, heating controls and a downstairs toilet.
• There is a straight carpeted staircase with bannisters to the first floor from the central hall
-Upstairs
• The main bathroom has a separate shower cubicle with a 100mm step, inset sink unit and worktop space, washing machine and a back door giving access to the rear of the cottage
• There are two bedrooms on the first floor, arranged as one king sized master bedroom and a twin. The master bedroom has a wooden floor and an en-suite with bath and electric shower over. The twin bedroom is carpeted. Both are on the same level and have appropriate storage. The master bedroom has 2 wicker chairs and coffee table in the bay window
• There is a separate straight staircase with bannister to the second floor attic bedroom. There is limited headroom on these stairs
• The attic bedroom with king-sized bed and is very spacious although being an attic has low beams at the extremities. It is carpeted and has a rug and ample storage

Outside
• There is a front patio with garden furniture and a picnic bench enclosed by a robust gate
• At the back of the house there is a rear patio with garden furniture which is accessed by several stone steps up the cliff from the back door. The patio is fenced but not gated. There is access to neighbours gardens where there is a steep drop

Other considerations
• Mobile phone reception is mixed though EE does seem to be the most reliable at present
• A highchair and travel cot is available
• An iron, ironing board is available
• Hairdryer is available

Travel Although Llangrannog is not served by train, it has a regular bus service, (Cardi Bach), that runs to and from the nearby larger towns of Cardigan, New Quay and Aberaeron. The bus stop is 30m from the cottage opposite the shop. A train service does run to Aberystwyth (26 miles), Carmarthen 29 miles away and Swansea 52 miles.
