ACCESS STATEMENT FOR BRIGYDON, TRESAITH.
The nearest train stations are Carmarthen (28miles) and Aberystwyth ( 31miles). The nearest bus stop is less than 0.5miles away at the top of Tresaith village. There is a local taxi service in Aberporth. Details for local transport will be available on arrival at Brigydon.
The approach to the cottage is directly from the beach road onto a gravelled driveway, with plenty of space for 2 cars. There is also a PIR security light that activates when entering the driveway at night. The driveway is a few metres from the front door and there are two garden gates to go through.
As the cottage is partly built in to the side of the road there are more steps than usual. There are two front doors to the property. One leads to the kitchen, the other to the hallway. Both have approximately 7 slate steps to get to both doors. Both have handrails.

• Tesco do a delivery service (nearest is Cardigan 10miles) Please arrange for after 3pm on your day of arrival

The hallway is part tiled, with hooks to hang coats and to leave footwear. Area to hang dogs leads. The property has laminate flooring in most rooms.
Main staircase (carpet runner) leads up to the bedrooms and main bathroom.
Entrance doors to main living room and sitting room.
Main living room has sofa to sit 3 adults, 2 armchairs, window seat with views to sea. Bookshelf with a selection of books. Smart TV with Sky basic package, remote control. 2 lamps, main light switch. Plenty of natural light.
Sitting room has a two seater sofa and 2 armchairs. Unit with books, games for children. Wood burning stove with basket of wood.
3 steps lead up into kitchen from the sitting room. The height level of the door into kitchen is slightly restricted for persons over 6 foot in height. Main light switch.
Kitchen has electric oven and grill with induction hob. Easy access to cooking utensils. Integrated washing machine and dishwasher. Microwave, toaster, Iron, Ironing board. Freestanding family size fridge freezer. Table and chairs to seat a max of 5 guests. Cement tile flooring. Stairway (with carpet treads) to shower room and bedrooms. Restricted height level when climbing stairs.
Master bedroom has double bed, large picture window. Bedside cabinets. Fitted wardrobe set of drawers. Two bedside lamps. Main light switch.
Main bathroom, vinyl flooring, bath with electric shower over. Sink, WC.
Bedroom 2, one single bed, one set of bunkbeds.(For use of children between the ages of 6 and 16 years only) Fitted wardrobe, two bedside cabinets.
There are two steps that lead from bedroom 2 up into the shower room. Corner shower unit with a slight step up. Saniflo WC Sink with vanity unit. Fitted mirror above with light. Further door leads onto small landing with winding staircase to kitchen. Again, doorways on this side of the house are slightly restricting for those over 6 foot tall.
Enclosed patio area, gravelled. Outdoor lights, activated from inside, above both entrance doors. Table with seating for a max of 5. Small gate leads to narrow patch of grassed area. Driveway is fenced and gated off. This provides a semi-secure area for children and dogs.
To access the beach, you will need to walk along the beach Road, which is on a slope,(but only for less than a minute). This Road can get busy, but as it is narrow and sloping, vehicles travel at a slow speed.
