Rhosyn Gwyn is a modern, stylish and detached house situated in the quiet, small rural village of Coed Y Bryn, nestled in the heart of the Ceredigion countryside. This property offers stunning panoramic views of the unspoilt countryside to both aspects and offers many country road and woodland walks. It is situated approximately 5 miles from the quaint market towns of Newcastle Emlyn and Llandysul, both offering an enjoyable shopping experience of coffee shops, restaurants and pubs, antiques, art, designer clothing, as well as the opportunity to purchase local produce at small supermarkets. There are several beaches close by, these include the picturesque Penbryn, Llangrannog (15 minutes), Mwnt, Tresaith and New Quay, with the beautiful harbour town of Aberaeron about 16 miles away. The River Teifi is nearby and the famous Salmon Ladder at Cenarth Falls is a short drive away. The river offers water sports in the town of Llandysul and for more adventure there is Brechfa Forest about 17 miles drive offering the opportunity of Mountain Biking and Forestry Walks. There is a ‘beauty barn’ in the village which offers exclusive location providing an aquatic capsule spa, nail care, massage, skin therapies, tanning and half day packages. There is also potentially an opportunity for a private clay pigeon shoot on a nearby private farm (depends on season and availability, enquiries through owner and advanced booking essential). Bedroom 3 - Situated at the rear of the house, this twin bedroom has a built in wardrobe, bureau and beautiful open views across the Teifi Valley. Bedroom 4 - Again at the rear of the house, this bedroom is the smallest of all the bedrooms and has a set of bunk beds and two cupboards. Outside To the rear of the house is a large enclosed garden with a roomy patio area. There is a landscaped and insecure fenced off ‘peace garden’ with seating and a pond. There is a grassed area and a children’s Wendy house. Garden furniture is provided with a patio set sitting 6. There is an integral garage for storage only – you can use it to store mountain bikes or canoes etc. It has a dart board for guests’ use and it houses the oil-heater/combi boiler. To the front of the house is a thick beech hedge offering some privacy and a private drive offering parking for approximately 6 cars with no access problems.
