ACCESS STATEMENT HENLLYS LODGE, CILYCWM, LLANDOVERY, CARMARTHENSHIRE, SA20 0EW

General:

• People with restricted mobility, who can manage stairs, will find all rooms accessible.
• Wheelchair users will find the ground floor accessible, but not the stairs or first floor.
• We aim to be allergy-friendly with a very high standard of cleanliness achieved with the use of eco-friendly cleaning products.
• The property is non-smoking throughout including the garden area.
• Dogs are not allowed, either in the house or in the garden, either with guests or visiting.
• Eco-friendly cleaning products, toilet paper, tissues, etc are available to be used in the property.
• All floors, staircase and landings are made of oak.
• Heating is underfloor and controlled by a thermostat fixed setting. If the temperature is too high or low, please ask for it to be recalibrated for your convenience.
• Smoke alarms are fitted both upstairs and downstairs as well as a carbon-monoxide sensor in the living room.
• There is a full information folder with details of all local amenities, as well as a ‘green folder’, information for cyclists and walkers, and general information including leaflets on places of interest and activities, maps, guides etc.
• There is wifi access throughout the property and a landline telephone.
• Mobile reception is virtually non-existent, but it is possible on some networks intermittently to receive calls or texts.
• Outside lights can be turned on all around the property.
• Exit from the property is via the two doors which can easily be unlocked by a turn of the lock from the inside.

Pre-Arrival:

• Henllys Lodge is in a rural location, set in close proximity to a country lane and at the entrance to Henllys Estate.
• The nearest town or village is Llandovery, Carmarthenshire, which is approximately two miles away.
• There is no public transport to or from Llandovery, but there are local taxis (eg. Towy Taxis on 07544 624411 or 14U on 01550 720217).
• There are rail links from Llandovery on the ‘Heart of Wales’ line which goes to Swansea in one direction and Shrewsbury in the other.

On arrival:

• There is a car parking area beyond the house along the farm lane to the left. There is enough space for up to three cars. The car parking area is level, gravelled, flat and even. There are sensor lights which will turn on automatically when dark between the car parking area and the house. There is a stone wall around the property, with open access from the car parking area.
• Access to the property can be gained by gate via the tarmacked lane/farm estate entrance or alternatively from the gravelled car parking area via a stoned pathway.
• There are two steps to the front door of the property and two steps also to/from the back kitchen door from/to a slate tiled terrace overlooking the garden.
• There is a level stoned path around the front and sides of the property.
• There is a ‘meet and greet’ service provided to help with access and luggage, as well as a full tour of the house and full instructions with regard to the property and answers to questions asked.

Entrance to the property:

• There are two doors to the property: the front door which opens onto a large matted entrance hallway where coats and boots can be left, and a kitchen entrance with a mat on both the outside step and just inside the door.

Downstairs rooms:

• The downstairs rooms – kitchen/diner and lounge are all open plan and it is easy to manoeuvre around furniture and furnishings for those with mobility difficulties or visual impairment.
• There is a spacious WC between the front entrance and the kitchen/diner.
• The kitchen is fitted with cupboards underneath a granite work surface, a Rangemaster cooker with five rings, grill, two ovens and extractor hood, and a front-loading dishwasher all built-in. There is a microwave on the worksurface, to the left of the cooker. There are two wall cupboards either side of the cooker. There is a separate larder, which opens outwards, and the fridge/freezer and washing machine and condenser drier are set back behind two doors which open outwards.
• All appliances are electric.
• There is a dining table with seating for 8 people. Chairs are movable with padded wipeable seats and no arms.
• Lighting is by spotlight bulbs and separately above the cooker.
• The living room is divided into two areas with a central wood-burning stove.
• The wood-burning stove is double-sided, but opens only on one side.
• Logs etc are provided for guests to use.
• There are two large rugs in each section of the living room.
• There is ample seating – in the TV area there are two sofas and an arm chair. In the back section there are two sofas.
• ‘Daylight’ lamps are provided in both parts of the living room for greater ease in reading.
• There is a side table and coffee table.
• The furniture in the living room areas is movable. This includes the table football table. If necessary, please ask for assistance.
• There is a built-in cupboard which contains many books, games, puzzles etc. There is also a small cabinet which contains, in particular, books and guides, upon which is placed a CD-radio-I-pod dock.
• Radio reception is best received through the television, where satellite television is available with freeview channels.
• There are many DVD’s provided for guest viewing.

Bedrooms, ensuite wetrooms and bathroom

• There are four bedrooms. Three rooms have double beds with access from bottom and both sides, bedside tables and touch lamps on each side, plus wall lighting which can be turned on from the door and from the bed. The wall lights and ceiling lights can be turned on from the door to the room also.
• Each bedroom has a wardrobe or cupboard with hanging space and a chest of drawers. The fourth bedroom has a built-in full-size single bed bunk beds with built-in steps to reach the top bunk. One of the bedrooms (the ‘master’ bedroom) has a telephone extension. Each bedroom also has a AM/FM radio alarm clock. There are mirrors in each of the bedrooms.
• The ensuite wetrooms have mosaic tiled floors which are generally non-slip, but there are also slip mats in them to use for extra safety. There are no handrails. The shower head on each of the ensuite showers and also above the bath is removable and can be used by hand.
• The bathroom has a slip mat which can be used in the bath, but no handrails. The bath also has an overhead shower. There is a non slip wooden mat on the floor by the bath. There is a glass door across the bottom half of the bath which opens outwards.
• There is a toilet in each of the ensuite wetrooms and in the bathroom, which is fixed above the floor. Each ensuite and bathroom also has a wash-handbasin as well as the shower.

Garden

• The garden has a wide terrace and a lawn which slopes gently downwards. There is a pond at the bottom of the garden, where the edges are not delineated, so care would need to be taken by those with limited mobility or visual impairment. In wet weather the lawn can become quite boggy in places, especially at the bottom near the pond.
