Peace and seclusion await you in this spacious Welsh country house with 30 acres of garden, fields, wooded hillsides and river to enjoy and explore. This idyllic valley is holiday heaven for children: tucked away down a long private drive at Gilfach Vale, they rediscover the joy of fresh air and wide spaces, with endless opportunities to play and imagine. The large games room offers indoor entertainment too. With the children happy, the adults can relax and enjoy lazing in the garden or the rambling house with plenty of space to spend time together or retreat to a quiet corner.

Hidden away here, you may hardly need to venture out but when you do, it’s only about 10 minutes to the friendly little market town of Newcastle Emlyn with its shops, cafes, pubs and the castle ruins perched above the River Teifi. You’ll find coves with picturesque seaside villages and sandy beaches within half an hour at Aberporth, Tresaith, Penbryn and Llangrannog. Visit the harbour town of New Quay and take a boat trip along the stunning coast of Cardigan Bay, watching out for dolphins and seals as you go. And at the end of the day, pleasantly tired from all that sea air, return home to the welcome tranquillity of Gilfach Vale.

Accommodation
Gilfach Vale sleeps up to 12 people in 5 first floor bedrooms reached by two separate staircases.

FROM FIRST STAIRCASE: one double bedroom and one twin bedroom which share a shower room with WC and wash basin.

FROM SECOND STAIRCASE: one double bedroom, one twin bedroom and one children’s room with 2 sets of bunk beds. Another tiny room could take a cot. The large family bathroom has a bath, two wash basins and a WC.

GROUND FLOOR:
Kitchen includes dishwasher, small fridge and freezer, bread maker, ice cream maker, microwave, double electric oven and ceramic hob. The kitchen table will seat 8.

Next to the kitchen is a small sitting room with another dining table. There are also easy chairs, including a rocking chair, a small digital TV/DVD player and a woodburning stove.

From this room, a door leads to the large sitting room with another wood burning stove, sofas and armchairs seating 12.

Across the hall is a study with a large table, a downstairs bathroom with a WC and power shower over the bath, and a utility room with washing machine and another fridge. Off here is the boot room with shelves for wellies and a tumble dryer.

The two white buildings at Gilfach Vale make up the accommodation; the rest of the building, now with roses scrambling up the wall, used to be a woollen mill. From the boot room, stairs lead up to the large games room within the former mill building. This has seating, a snooker table, an electric guitar and amp, a TV with Freeview box, DVD player, Nintendo Wii and PS2.

Outside
To the front of the house is a large gravelled area with two picnic benches and lawned gardens beyond it provide plenty of space for games of football, cricket and badminton. 30 acres of private land surround the house, offering walks and wildlife watching. Please supervise young children carefully: the lawn area is not securely fenced and the ditches alongside the garden may fill with water plus the river runs nearby. The pond is being allowed to silt up but can be very boggy. There is ample space for parking in front of the house.
